Documenting Damage to Insurer-Grade Standards

Our inspections produce the same quality of documentation an adjuster uses: high-resolution drone imagery of every roof plane, close-up photos of impact points with measurement references, granule loss documentation, and written findings categorized by damage type. When we hand this to the adjuster, there is no ambiguity about what we found and where. That documentation is what drives an accurate initial scope.

ACV vs. RCV — What Your Policy Pays

ACV (Actual Cash Value) policies pay the depreciated value of your roof — meaning a 15-year-old roof gets paid out at a fraction of replacement cost. RCV (Replacement Cost Value) policies are more common in Missouri and Illinois. With RCV, the carrier typically pays ACV first, then releases the depreciation holdback (called 'recoverable depreciation') after the work is completed and documented. We explain which type of policy you have before you file, so you know what to expect from the two-check process.

Supplements — Getting the Full Scope Approved

The initial adjuster scope is rarely complete. Commonly missed items include code-required ice and water shield that was not present on the original roof (but is required by current IRC when replacing), code-required drip edge on all eaves and rakes, ventilation corrections required to maintain manufacturer warranty eligibility, and updated labor rates that reflect current market conditions. We prepare a formal supplement package with supporting documentation and negotiate directly with the carrier's desk adjuster. Most supplements are approved — it is a standard industry process.

Depreciation — Understanding the Holdback

When you receive an ACV check, the carrier has withheld recoverable depreciation until work is completed. Once your project is done, we provide the carrier with a signed completion certificate and invoicing, and they release the holdback. This is why the replacement cost process involves two payments — and why it is important not to spend the first check on something other than roofing.

Working Directly with Adjusters

Revolve project managers attend adjuster inspections whenever the homeowner requests it. We know how to discuss scope in adjuster language — Xactimate line items, code upgrade documentation, material equivalency documentation. A well-prepared contractor at an adjuster inspection significantly reduces the likelihood of a supplemented scope later.

What to Do If Your Claim Is Denied

A denied claim is not necessarily the end. Most denials cite specific reasons: storm damage not confirmed, pre-existing condition, or damage below the policy deductible. We review the denial letter with you, assess whether additional documentation would change the outcome, and if warranted, help you request a re-inspection. If a carrier is acting in bad faith, we can refer you to a licensed public adjuster or an insurance attorney — we do not receive referral fees for these introductions.

Insurance Claim Fraud Red Flags

Storm season in St. Louis brings storm-chasing contractors from out of state. Some use tactics that are not just aggressive — they are illegal. Know what to look for:

  • Assignment of Benefits (AOB) — Read Before Signing

    Some contractors ask you to sign an Assignment of Benefits document, which transfers your insurance claim rights to the contractor. This means the contractor — not you — controls the claim, can negotiate and settle on your behalf without your approval, and can sue your carrier using your policy. Missouri has restrictions on AOB practices. Never sign an AOB without having an attorney review it first. Revolve does not ask for an AOB.

  • Waiving Your Deductible — It's Insurance Fraud

    If a contractor offers to 'waive' or 'absorb' your deductible, walk away. Your deductible is a contractual obligation to your insurance company. A contractor absorbing it is illegal under Missouri Revised Statutes Section 375.1003 and constitutes insurance fraud — both for the contractor and potentially for you as a policyholder. Legitimate contractors do not offer this.

  • No Local Address or License

    After a major hail event, out-of-state contractors flood the St. Louis market. Verify that any contractor you hire has a local physical address, holds a current City of St. Louis or St. Louis County contractor license, and carries active general liability and workers' comp insurance. Request a Certificate of Insurance before signing anything.

  • High-Pressure Signing Deadlines

    Any contractor who tells you the offer expires tonight, or that you need to sign before the adjuster comes out, is applying sales pressure that should raise a flag. A legitimate contractor will give you time to review your estimate and ask questions. We have never lost a project because a homeowner took a week to think it over — and we would not want a customer who felt pressured.

  • My adjuster's estimate is lower than Revolve's. What do I do?

    This is very common and does not mean your claim is denied. Adjuster estimates are generated from software (typically Xactimate) using pricing that may not reflect current material and labor costs in your specific market. We prepare a formal supplement package with our drone photos, material quantity takeoffs, and current pricing documentation, then negotiate directly with the carrier. Most supplemented scopes are approved — it is a standard part of the process, not a dispute.

  • What is the difference between ACV and RCV policies?

    ACV (Actual Cash Value) policies pay the current market value of your roof at the time of the claim, with depreciation deducted based on the roof's age. If your 15-year-old roof is totaled, you may receive significantly less than replacement cost. RCV (Replacement Cost Value) policies pay the full cost to replace the damaged system with like kind and quality. With most RCV policies, the carrier pays the ACV first, then releases the 'recoverable depreciation' holdback once the work is complete and documented.   • Do I need to be home for the adjuster inspection?

    We strongly recommend having a Revolve project manager on-site during the adjuster inspection. The adjuster's findings that day often become the baseline scope — having our documentation and a knowledgeable representative present helps ensure nothing is missed. We coordinate our schedule to match your adjuster appointment whenever possible.

  • Can Revolve work directly with my insurance company without my involvement?

    We can handle most of the technical coordination — submitting documentation, answering adjuster questions about scope, preparing supplements — but the claim is yours. Carriers require the policyholder to authorize any scope agreement and sign off on payment. We keep you informed at each step and will never commit you to anything without your approval.
